What is the estate fee/service charge and what does it include?

The estate fee is £302.51 per month, which includes the lease on your plot, the surrounding area (plot plan provided with measurements), and also your sewerage. This is reviewed on the 1st of January every year and is regulated by the CPI. (Please check the correct amount with accounts due to ongoing disputes with residents’ estate fees).

What is the council tax band and how much is it?

The council bands vary from property to property. For Band A, it is £1,605.10, and for Band B, it is £1,872.61.

Is this a fully residential development, can I live here all year round?

Yes, we have a full residential licence provided by the local council to allow residents to reside at Silver Mist all year round, and this can be your main UK residency. The site licence can be viewed on the notice board in the marketing suite/site office.

What are the utilities for the development?

All homes are currently on a generator for electricity; gas is currently on gas bottles, and water is metered independently too.

Is there an age restriction to live on the development?

Yes, you need to be 45 or over to live on the development.

Am I allowed to have pets at Silver Mist?

Yes, we allow 2 dogs and 2 cats per property.

Do I have to maintain my own plot or do the maintenance team look after it for me?

You are responsible for your own plot. The plot plan you receive on completion indicates what is yours to maintain and allows you to complete any necessary works you would like, subject to approval from the site supervisor.

Is there any local public transport around the development?

No, there is no public transport outside the development at the moment.

How much is it to reserve a home or plot on any of your developments?

There is a £2,500 deposit which reserves the plot or home and starts the selling process of your existing property. This deposit is fully refundable with written confirmation within 30 working days.

Do I have my own parking space?

All plots have their own allocated parking spaces for the homeowner. This is part of your plot; please refer to your plot plan for measurements. There is additional parking for visitors near the old marketing suite.
