We operate on a 12-month leisure license, meaning owners must have a primary residence elsewhere.

Can I have pets, and if so, how many are permitted?

You can have up to 2 dogs, 2 cats, or one of each. Additionally, a budgerigar is allowed.

Can I get Sky TV service installed?

Yes, although some areas might have signal issues due to surrounding trees.

Can I have BT landline service?

Currently, we don't have landlines or fibre. Residents use wireless routers and mobile phones for internet access. It's recommended to use the EE network for better coverage.

Are there any amenities available on-site for residents?

There's a coffee lounge next to the sales office, open during office hours.

Is there a local bus service that I can use to reach shops or the train?

Yes, there's a bus stop just outside the main entrance to the park, and the train station is within 3 miles.

What are the monthly and annual site fees?

Monthly fees are £244.77, and annually it's £2,937.24.

How much is the council tax, and do I need to pay it?

The council tax is £1,645.42 annually for Teignbridge, with a 25% discount for single occupancy £ 1,234.07.

What are the average utility costs compared to traditional houses?

It varies, but we have metered electric and water billed quarterly. Gas is billed directly by Avanti Gas.

What type and size of storage shed can I have?

You can have a metal shed with a maximum size of 8x6.

How will the exterior of my home be finished if I customize it?

I'm still waiting for confirmation regarding this, especially if buying bespoke/off-plan.

What about parking arrangements?

Currently, there's parking for one car.

Where should I dispose of my rubbish?

There are large bins located behind the sales office, both for general waste and recycling.

Can you explain the terms of the 12-month leisure license?

The homes are considered second homes, and a main UK address is required.

How are utility bills managed for residents?

Each home has its own meters, and we invoice for water and electricity quarterly. Avanti Gas directly bills for gas.

What about on-site facilities?

Yes, we have a residents' coffee house next to the sales office.

How does the waste disposal system work here?

There are both general and recycling bins located behind the sales office.
