Our latest research reveals that Yorkshire has seen the biggest increase in the number of affordable homes on the market for silver downsizers, but the South East remains the region with the highest level of stock.
The downsizing market is mostly populated by people aged 50+ who are looking to sell a large family home and move into a smaller, more size appropriate property.
Affordability is often a key priority because the less they spend on their new home, the more equity they can release from the sale of their current property – money that can then be spent enjoying a full retirement. That’s why more and more downsizers are choosing to move into park homes – detached properties of a manageable size that are affordable despite often being located in highly desirable areas of the country, such as coastal hotspots.
Regency Living has analysed current park home for sale listings*and found that the Yorkshire & Humber region has seen England’s largest quarterly increase in available park home stock, rising by +13.1% since Q1 2025.
The West Midlands region has seen a quarterly increase of +11%, followed by the East of England (+9.8%), South West (+9.8%), North West (+8.4%), and South East (+6%).
After this strong growth across many regions, it’s the South East that remains England’s park home capital, now boasting 22.5% of the nation’s available stock.
The South West sits in a close second with 19.4% of England’s available park homes, followed by the East of England (17.7%), North West (11.8%), and East Midlands (10%).

The south coast is, and probably always will be, the nation’s park home capital, but the incredible popularity of the sector means that huge growth is now happening up and down the country which is great news for downsizers.
Downsizing isn’t always an easy task. Finding an appropriate property is one thing, but finding one located in the area you want to live in, and within a safe community of like-minded people of a similar age is another thing entirely. Park homes offer this in abundance.”
