David Gaffney
Chief Executive Officer
David has a proven track record and reputation in the real estate sector with public, private and PLC cross-sectoral experience. He has held board and executive leadership roles with leading UK housebuilders, including Miller Homes, Persimmon Homes and Bellway Homes. David has deep expertise in private equity, debt, M&A, refinancing and restructuring, and has advised institutional investors while managing commercial and residential portfolios with a combined value exceeding £3bn.
Ryan Johnson
Interim Managing Director
Ryan brings over 12 years of experience in the holiday and residential park sector, with a strong track record of leading operational transformation and performance improvement across multi-site businesses. Progressing from finance into executive leadership, he combines commercial, operational and strategic expertise, alongside significant involvement in acquisitions and corporate transactions. At Regency Living, his focus is on sustainable growth and long-term value creation.
Martyn Flood
Finance Director
Martyn has an Honours degree in Accounting and Finance and is a Chartered Accountant, being a member of ICAEW for over 30 years.
Prior to joining Regency Living in 2024, Martyn has had extensive experience across a variety of industry sectors, including housing, construction, manufacturing, automotive and facilities management.
More recently, Martyn has held Regional Finance Director roles with several national house builders, which has enabled him to develop commercially focussed management information and reporting KPI’s to provide the frame work for informed forecasting and decision making.
Tim Simmons
Sales and Marketing Director
Tim joined Regency Living in November 2023, having previously spent 21 years with the prestigious Humberts Estate Agents, where he was the first person in their 175 year history to rise from Junior Negotiator to CEO, having taken the Yeovil branch from a negative profit to the top of the 30 branch league table.
Tim’s professional pedigree also spans high-end residential sales and lettings, Land and New Homes, Commercial sales and lettings and financial services. For a number of years, Tim has managed teams of motivated employees, and as well as hard work, demands the core principles of respect for the customer and strong product knowledge
Samantha Trott
Human Resources Director
As HR Director for Regency Living, Sam’s role is to lead the people strategy with a strong focus on culture, capability and sustainable growth. In addition, she plays a pivotal role in aligning HR initiatives with business objectives, ensuring that the organisation continues to attract, develop and retain high-performing talent.
With over 30 years’ experience in HR leadership, Sam brings a deep understanding of workforce planning, employee relations, organisational development and change management. Her approach is underpinned by a commitment to best practice, robust governance and the creation of an inclusive and values-driven workplace.
Our leadership team combines national expertise with a local touch, passionate about creating developments that enhance both lives and landscapes.
