The Hampshire housing market offers downsizers savings of up to 63%

The latest research from over-50s property specialists, Regency Living, has revealed how silver downsizers looking to the London commuter belt to avoid the capital’s high house prices stand to make the largest savings by opting for one particular property type within Hampshire.

Regency Living has analysed local house prices in each of London’s commuter belt counties and compared them to the capital’s own average house price* to reveal which areas provide the most affordable markets while maintaining easy links to the city.

The research reveals that London’s current average house price stands at £520,747 and whilst a move to the commuter belt will save you money, it’s not always guaranteed to be a sizable sum.

For example, the current average house price in Surrey sits at a huge £511,001, making it just -1.9% more affordable than the capital.

However, a move to neighbouring Hampshire, for example, would see the average homebuyer pay just £370,361 - 28.9% less than the average London house price.

In fact, Hampshire sits within the top five most affordable commuter belt counties, with just Essex (-30.7%), Kent (-34.3%), East Sussex (-34.5%) and Bedfordshire (-38.3%) offering a more affordable house price when compared to the average price of a London home.

However, there is one area of the Hampshire property market that boasts the greatest degree of affordability of all London commuter belt counties.

Residential park homes have become increasingly popular amongst silver downsizers due to the more affordable price tag, the modern-day luxuries they offer and the ready made community that awaits park home buyers.

They can also be found in prestigious areas of the property market, where the average brick-and-mortar home commands a premium.

The data from Regency Living shows that the average park home in Hampshire costs just £136,995 on average, 63% less than the average brick-and-mortar home in Hampshire. This is the most affordable park home price tag of all commuter belt counties, making it the ideal destination for silver downsizers exiting the capital.

A Regency Living spokesperson commented:

“Staying within an easy commute of London while avoiding the city’s incredibly expensive housing market is no easy task. The bloated prices in the capital have leaked out to hike prices in all of its surrounding markets, but there are still some good deals to be found if you look in the right places.

But for downsizers in particular, these London-adjacent counties are incredibly accessible thanks to the residential park home market, with the average park home offering savings as high as 63% when compared to the average brick-and-mortar home.

Hampshire is the leading example of how a park home can provide a quality property at a great price while staying close to London, all while living in a safe and secure community of like-minded people of a similar age.

This makes a park home a great option for any downsizers who may want to stay within a stone’s throw of the capital without paying the high property prices required to do so.”
