The £50 Fixes That Could Help You Sell Your Home Faster

There’s no denying it, selling your home can feel seriously stressful and overwhelming, but what if a few small, inexpensive tweaks could help your property stand out and even speed up the sale?

In today’s competitive market, buyers are quick to judge, often making decisions within minutes of walking through the door. That means how your home looks and feels has a bigger impact than many might realise.

Tim Simmons, Sales Director, explains that first impressions are crucial, and with the average UK home taking around 5 months to sell, doing a little prep work can go a long way.

“You don’t need to spend thousands on renovations,” says Simmons. “Simple, practical tweaks under £50 can instantly enhance your home’s appeal and help it sell quicker.”

Here, Simmons shares his six favourite budget-friendly fixes that deliver big results:

1. Repaint Your Front Door (£20 to £45)

The front door is the first thing buyers see, and first impressions are formed fast. A fresh coat of paint in a classic shade like deep navy, sage green, or charcoal can signal that the rest of the home has been well cared for and make viewers feel welcome.

“Think of your front door like a handshake,” says Simmons. “It sets the tone, so a clean, well-painted entrance instantly suggests pride of ownership.”

2. Refresh Bathroom Grout or Reseal the Bath (£5 to £15)

Old, mouldy grout can drag down the appearance of an otherwise clean bathroom. A grout pen or resealing kit from a local DIY store is a quick fix that makes a bathroom feel fresher and newer.

“Bathrooms are deal-makers or deal-breakers,” Simmons notes. “They don’t need to be high-end, just clean, bright, and looked after.”

3. Upgrade Cabinet Handles and Door Knobs (£15 to £50)

Replacing worn or dated handles in the kitchen or bathroom is one of the quickest ways to modernise a space without ripping anything out. Choose simple, modern finishes like brushed nickel or matte black.

“It’s like giving your home a little jewellery,” says Simmons. “Small details can make a huge impact without having to spend thousands on a full renovation.”

4. Add Lighting or Change Bulbs (£5 to £30)

Poor lighting makes rooms feel smaller and less welcoming, but swapping out old bulbs for warm white LED lights or adding a new lamp can dramatically improve ambience.

“Lighting can transform the mood of a space. Make sure rooms are bright but not harsh, especially if you’re booking evening viewings,” Simmons advises.

5. Add Greenery or Houseplants (£5 to £25)

A few well-placed houseplants, real or good-quality faux, bring life to empty corners and create a calming effect.

“Plants signal care and attention,” says Simmons. “They help buyers emotionally connect with a space, but also give your home a bit of character.”

6. Declutter and Then Declutter (Free)

It doesn’t cost a thing, and removing bulky furniture, clearing countertops, and storing personal items like excess photos or toys can instantly open up a space.

Simmons explains, “You want buyers to picture their own life in your home, not feel like they’re intruding on yours, so strike the balance between lived in and a blank canvas.”

“It’s not just about the bricks and mortar,” Simmons explains. “People are buying into a lifestyle. Cleanliness, space, light, and even scent all shape how they perceive the value of your home.”

In a competitive market, small efforts can add up. And for sellers overwhelmed by the idea of big renovations or budget-busting upgrades, these quick fixes offer a simple starting point.

“You don’t need to knock down walls to make your home more appealing,” Simmons adds. “Start with what’s easy, what’s visible, and what makes people feel at home.”

“These days, buyers want reassurance. A clean, well-maintained property gives the impression that there won’t be nasty surprises after the sale, and that kind of peace of mind can be worth more than a flashy kitchen.”
