With property prices rising in many parts of the UK, finding a town that offers both affordability and a high quality of life can feel like searching for a needle in a haystack. However, new analysis has revealed the UK’s happiest affordable towns, where residents report wellbeing levels above the national average while house prices remain under £300,000.

From coastal gems like Whitby and Southwold to countryside escapes like Ludlow, these towns are proving that a better quality of life doesn’t have to come with a million-pound price tag.

So where can you actually find this sweet spot of wellbeing and affordability? According to the data, it’s smaller countryside towns and coastal escapes that come out on top, with Southwold, Ludlow, and Whitby leading the way:

Overall, our analysis shows that countryside towns (7.51) and seaside towns (7.33) consistently outperform cities (7.24) when it comes to life satisfaction. Even better: with the UK happiness average at 7.39, these locations all sit comfortably above the national baseline, all without pushing house prices beyond £300,000.

“With property costs climbing across much of the UK, it’s easy to assume that happiness is a luxury reserved for the wealthy,” says Tim Simmons, Sales Director. “But these towns prove otherwise. People aren’t just chasing square footage, they want space, serenity, and community, and they’re finding it in smaller towns and coastal retreats without having to break the bank.”

The analysis reflects a growing post-pandemic trend: buyers prioritising lifestyle over location. Relocators, over-50s, and retirees are leading the move, drawn to places that promise not just affordability, but a slower pace of life, walkable streets, and access to nature.

Simmons adds: “Peaceful streets, walkable areas, and natural surroundings all feed into higher life satisfaction. And the fact that many of these towns remain affordable makes them especially appealing for those looking to stretch their quality of life, not just their budget.”

For those weighing up a move, the message is simple - Britain’s happiest towns may not be the largest or most urban, but they’re offering something money can’t usually buy: contentment.
