How Modern UK Park Bungalows Avoid the Costs That Trap Downsizers

Downsizing is supposed to free up cash. You sell the family home, buy somewhere smaller and pocket the difference. That's the idea, anyway. What actually happens is the transaction costs start chipping away at your savings before the boxes are even unpacked. Since April 2025, the stamp duty nil-rate band has dropped back to £125,000, meaning a downsizer buying a £400,000 property now owes roughly £10,000 in stamp duty alone.

Throw in estate agent commissions, conveyancing fees, survey costs and the actual move itself, and the total bill can land somewhere between £20,000 and £30,000. If you're in your sixties or seventies, handing over that kind of money just to move into a smaller place stings. So where does it all go, and can you avoid it?

The Real Cost of a Traditional Downsize

Most people look at the sale price, look at the purchase price, and treat the gap as their profit. But the costs piling up in the middle tell a different story.

Estate agent fees typically run between 1% and 3% of the sale price. On a £400,000 property, that's anywhere from £4,000 to £12,000. Solicitor and conveyancing fees typically run from around £1,000 to £1,500 for selling and £1,300 to £2,200 for buying. You're paying for both sides of the deal, so the combined bill can easily top £2,500. On top of that, there's the stamp duty bill on your new purchase, surveys, removal costs, storage fees and any bridging finance if the timings don't match up.

Let’s say you want to downsize in the West Midlands. You sell a four-bedroom home in Solihull for £450,000 and buy a two-bedroom flat in Sutton Coldfield for £280,000. On paper, that should release £170,000. But once all the fees and taxes come out, the real figure is very likely to drop to around £140,000. That £30,000 gap is what you might call the "downsizing tax", and almost nobody budgets for it.

How Park Bungalows Cut Through the Fees

This is where modern UK park homes enter the picture. Because you're buying the home itself and not the land underneath it, stamp duty doesn't apply. The purchase counts as a moveable property transaction instead of a land transaction, so HMRC's Stamp Duty Land Tax never kicks in.

That alone can save thousands. But plenty of park bungalow operators also run part exchange schemes where they'll buy your existing property directly. That will get rid of estate agent commissions and, in most cases, solicitor fees too. There's no chain to worry about either, so the risk of the whole thing falling through disappears.

For someone moving from a Birmingham suburb to a park bungalow community in the surrounding countryside, those savings add up fast. The money that would've gone to agents, solicitors, surveyors and HMRC just stays in your bank account.

What the Numbers of the Downsizing Tax Actually Look Like

Imagine a couple wants to sell their home for £350,000 and buy a park bungalow for £250,000. In a traditional purchase, they'd be looking at £2,500 in stamp duty on the new property, £4,000 to £7,000 in agent fees on the sale, and around £2,500 in combined legal costs. That's potentially £9,000 to £12,000 in transaction costs alone.

Go the part exchange route with no stamp duty, no agent fees and lower legal costs, and they'll keep the vast majority of that £100,000 difference. When you're trying to free up money for retirement, that contrast is hard to brush off.

The Downsizing Tax Doesn't Have to Apply

Downsizing will always cost something. But the gap between a conventional property move and a park bungalow purchase has only grown wider since the April 2025 stamp duty changes. For older homeowners across the Midlands and beyond, it's a route that deserves a closer look.

The people who come out of downsizing feeling good about it are usually the ones who ran the numbers properly before they committed. That means looking beyond the headline prices and actually adding up every fee, tax and charge on both sides of the deal. Once you do that, the best option tends to become obvious pretty quickly.
