Creating an attractive garden is a reliable way of adding value to your property, from large additions that increase the home’s footprint, or simple landscaping work that heightens desirability, it’s important not to underestimate the way in which appealing outdoor space can pull in buyers.
So if you’re looking to spruce up your garden this summer, these are things that can add the most value to your home.
Garden room / office – £20,141
If your garden is large enough, adding a new physical structure in the form of a garden room or office is a brilliant way of adding value to your home. By increasing your property’s footprint in this way, you’re looking at an average added value of around 7.5% which, based on the current UK average house price* of £268,548 is equivalent to £20,141.
Conservatory – £18,798
Adding a conservatory to your home will eat up garden space but also add a brand new room to the property which instantly increases its value. By adding a conservatory, you’re going to boost your asking price by an average of 7%, or £18,798.
Outdoor kitchen – £15,039
An increasingly popular way of maximising the value of a garden to create an outdoor kitchen. This kitchen can be fairly basic – grills, countertops, and sinks – but to truly boost your property value, consider taking things a step further.
By creating an outdoor kitchen complete with grills, a smoker, refrigeration, storage, a dining table, lighting, heating, and sympathetic landscaping to integrate it nicely into the rest of the garden space, you’re looking at adding 5.6% to your property value, equivalent to £15,039. But the higher the quality of materials and standard of finish, the more of a wow factor your garden kitchen will have, potentially boosting the value even more.
Prefab summer house – £13,427
Adding a prefab timber summer house is an easy and affordable alternative to building a fully-fledged garden room or office. These semi-permanent structures can be as simple or elaborate as your budget and space allows for, but on average it’s going to boost your property value by 5%, or £13,427.
Landscaping – £12,085
Landscaping is the art of beautifying a garden with considered design, creating flowerbeds, paths, patios, and altogether creating a more cohesive and intentional space. Once again, this can be as basic or complex as your wish, but on average a well-landscaped garden will boost your asking price by 4.5%, or £12,085.
Patio or decking – £11,548
The purpose of a paved patio or decking area is to create a space where you can set up a BBQ and outdoor furniture without damaging the lawn. A patio is all about personal taste and preference so it’s not going to have universal appeal to prospective buyers, some of whom would rather have more lawn space than paved area. However, on average, you’re looking at a value boost in the region of 4.3% or £11,548.
Hot tub – £8,056
Adding a small or denim sized hot tub is an eye catching and unusual way of sprucing the garden up, creating an entirely new way of enjoying the outdoor space your property has to offer. On average, a hot tub will add 3% to your property value, equivalent to £8,056.
Other additions
If you add an outdoor garden bar to the property, you can boost the value by an average of 2.6% (£6,982).
Adding a shed or storage space with a concrete floor will boost your property value by 2.5% (£6,714); and adding a fire-pit area will create an additional value of 1.2% (£3,223).
